Keep the TV off or the volume turned low while the home is being shown.

When it comes to decorating, keep in mind that what you like the buyer might find cluttered or sterile.

As a rule we usually do not recommend a buyer spend money on last minute improvements, usually the seller will not get this money back from the sale.
